When you purchase at Parklane Towers, you are buying Shares of Stock, not real estate. This means that you do not have to use a Realtor to buy an apartment. The transaction will be handled by our New Resident Committee. You may download a Cooperative Sales Agreement template to help you with completing your purchase. When you purchase, you must pay cash/check for the total amount of the unit. You cannot lease, sub-lease, rent, or Air-B&B your unit.

All Owners pay monthly maintenance fees. These fees (similar to HOA dues) cover taxes, trash, water, heating and cooling, security, lawn maintenance, snow removal, outside maintenance, and all staff members. In addition, there is a monthly $45.00 Cox Cable fee (basic cable, no internet). Parking is charged at $15.00 per car/per month for outside parking or $50.00 per car/per month for parking in the garage. Owners are responsible for other bills, such as the electricity used inside your apartment (Evergy – which usually averages around $50.00 a month) and Internet Service to your apartment. All Owners are required to purchase and maintain HO6 condo insurance and provide a copy of the insurance certificate to the office.
The New Resident Committee screens applicants using the co-op’s New Resident Selection Criteria, plus a background and credit check. When that is clear, all applicants are interviewed and that information is shared with the Board of Directors. The Board of Directors has final authority for approval or disapproval of all applications.
Parklane Towers is a self-managed building. There is no Office Manager; the building is managed by a 7 member Owner Board of Directors. Two of the Board members work part time in the office and others help maintain the building and grounds.
Parklane Towers is a total nonsmoking building (including balconies).
Valet service is provided from 7:00am to 9:00pm. seven days a week, including holidays. Owners can pull their car up to the door and a staff member staff will park it. Staff members will also unload groceries and bring them up to Owner apartments. Tipping is not allowed. Donations are collected at the end of the year and distributed to the staff as a Thank You for their service.
There is an Event Room on the first floor (Room 1G), where social events take place: Social Hour (twice a week), Coffee/Donuts (once a week), Potluck dinners (once a month) and Halloween and Christmas parties, etc. Monthly Board Meetings and other activities also occur in this room. For a small suggested donation, there is a bedroom and bathroom for residents to use when they have guests and need an extra bedroom.
Parklane Towers has residents of all ages in the building. There are no age limitations or restrictions. Sorry, but Parklane Towers does not have any play areas for kids.
The shared Laundry Room is in the basement. There are 5 washers and 4 dryers available for Owners to use. They are coin-operated machines. A laundry board allows Owners to reserve a block time to use the room.
There is a Swap-n-Shop table in the basement, where the residents bring things to give away.
Access to the lower garage is available from the basement. Grocery carts are available for use by Owners to bring in groceries or other belongings.
Storage units are available by request.
